Property Management

Once you have invested in a rental property, the responsibility of maintaining and running the property can quickly become overwhelming.  Whether you're planning on letting a room, a studio flat, a house or even an estate, a management agent can be a valuable resource in taking care of the whole process for you. I can provide you with a range of services, from collecting rent and managing the day-to-day running of the property to addressing the legal aspects of the let on your behalf.

My responsibilities as a Management Agent will include:

1.  Pre-occupation inspection and inventory taking for handing over. 

2.  Providing advice on routine maintenance and supervision of repair works. 

3.  Visiting the tenant quarterly regularly to find out if everything is satisfactory.

4.  Inspecting the property periodically and feeding back any comments to you

5.  Banking in cheque payments.  Make sure that the cheques don't bounce.

6.  Inspection at termination of lease and a report on work to be done. 

7.  Look for tenants 2 months before expiry of the lease.  

9.  Negotiation of lease renewals.

10.  Providing tenants with notice at the end of the tenancy

11.  Presentation of monthly statement of accounts.

12.  Marketing, lease negotiations and tenant selection

For the HDB flat, the management fee is 5% of the rental or $100 per month whichever is higher. 

For the private property, the management fee is 5% of the rental or $150 per month whichever is higher. 

Please note that management fees are payable 6 months in advance and subsequent payments to be deducted from the rental collected.  Invoices and receipts will be given to the owners.
